Program Description:
Asset Management 2009: Everything You Need to Know is an executive level training for Executive Directors, Deputy Directors, Chief Executive Officers, Chief Operating Officers and Finance Directors, customized for the dual purposes of ongoing asset management compliance and maximizing PHA financial and operational efficiency in 2009. 

Timing is crucial element of preparedness in the low income public housing industry. With dense, dynamic Federal guidance being released, long term portfolio resilience can depend upon the sound judgments of an Executive Team that is consistently “in the know.”  

The close of calendar year 2008 is pivotal for many issues directly influencing both funding and compliance:

Project Based Accounting (PBA) and Budgeting implementation; the first of the PBA-compliant financial statements have either been submitted or are pending:

  • What are the impacts of the new Financial Data Schedule (FDS)?
  • How will the implementation of PBA/B affect day to day operations & reporting? 
  • What about next year’s close, and protocol moving forward?

Guest Speaker, Michael H. Syme, of Cohen & Grigsby, P.C., will discuss tax credit development during our one hour spotlight session on day two.

Brian D. Alten, CPA   Asher PHA Finance, LLC

Mr. Alten’s specialties include Low Income Public Housing (LIPH), Housing Choice Voucher (HCV), Project Based, Moderate Rehabilitation (ModRehab) and New Construction Section 8; the Capital Fund Program (CFP), HOPE VI and various other programs and grants such as ROSS and Rural Development.  Mr. Alten has helped Housing Authorities maximize both Operating Subsidy and their financial ratio scores.  Mr. Alten was a former partner of PHA Finance, PC and co-creator of The PHA Finance Solution.
